01Scope

These terms apply to every reservation of Casa Tabachin (“the Villa”), a private vacation rental in Old Town Puerto Vallarta, Jalisco, México, and to the use of this website. By requesting a quote, confirming a booking or staying at the Villa, you (“the Guest”) accept these terms on behalf of everyone in your party.

Your written rental agreement or booking confirmation may include additional or more specific conditions; where it differs from these terms, the agreement prevails.

02Bookings & rates

The Villa is rented as a private home, from a minimum of 4 up to all 8 suites. Rented suites determine the nightly rate; unrented suites remain closed.
Rates are quoted per night in US dollars and include sales tax. Food and beverages are not included.
Seasonal rates apply: Summer (May 1 – Oct 31), Winter (Nov 1 – Apr 30) and Festive holidays (Dec 18 – Jan 8). Minimum stays may apply in some periods.
Rates published on this website are for reference and may change at any time. The rate stated in your written confirmation is the one that applies to your booking.
A reservation is confirmed only once you receive written confirmation from Casa Tabachin together with the required payment.

03Payments & security deposit

An advance payment is required to secure your dates, with the balance due before arrival. The exact amounts, due dates and accepted payment methods are stated in your quote or rental agreement.

A refundable security deposit of $1,000 USD is due together with the balance. It is returned after check-out, less the cost of any damage, missing items or extraordinary cleaning beyond normal use.

04Cancellations & changes

The cancellation policy that applies to your stay — including any refundable amounts and deadlines — is set out in your quote or rental agreement. Please read it before paying. Requests to change dates or the number of suites are subject to availability and may change the total price.

We strongly recommend travel insurance that covers trip cancellation and interruption.

05House rules

Maximum occupancy 2 persons per bedroom.
2 children under 3 sleeping with parents at no cost; all other children counted.
Non-smoking, except exterior areas.
No spring breakers.
Only registered guests may stay overnight. Visitors and events must be agreed with us in advance.
Please respect the neighbours and keep noise at a reasonable level, especially at night.
Guests are responsible for the behaviour of everyone in their party and for any damage they cause.

06Staff & services

House staff, concierge and chef services are included as described in your confirmation. The cost of groceries, beverages and any third-party services (tours, transport, spa, events) is paid separately by the Guest. Gratuities for the staff are customary and at the Guest’s discretion.

07Safety & liability

The Villa is built over several levels with stairs, terraces, a pool and a jacuzzi. There is no lifeguard: children must be supervised by an adult at all times and guests use the pool, jacuzzi and terraces at their own risk. Casa Tabachin is not liable for loss of or damage to guests’ personal belongings, or for injuries, except where caused by its own negligence as determined by law.

We are not responsible for interruptions beyond our control, such as utility outages, weather or construction in the neighbourhood, but we will always do our best to resolve any issue promptly.

08Use of this website

Photos, texts and the Casa Tabachin name and logo belong to Casa Tabachin and may not be reproduced without permission. We make every effort to keep the information on this website accurate, but descriptions, photos and amenities are indicative and may change. Links to third-party websites (such as the availability calendar, maps or review sites) are provided for convenience; we are not responsible for their content.

09Governing law

These terms are governed by the laws of the United Mexican States. Any dispute will be submitted to the competent courts of Puerto Vallarta, Jalisco, without prejudice to the rights consumers have under the Federal Consumer Protection Law.
